1. Introduction
These Terms and Conditions govern your use of the website visitestepona.info and any booking or reservation made for accommodation at Tranquil Sea Breeze Apartment, Las Mesas, Estepona, Spain, operated by Estepona Life & Stay (“we”, “us”, “our”). Tourist registration numbers: VFT/MA/503149 and VFT/MA/50314.
By using this website or making a booking, you agree to be bound by these terms. If you do not agree, please do not use our website or services.
2. The Property
Tranquil Sea Breeze Apartment is a licensed holiday rental (Vivienda con Fines Turísticos) registered with the Junta de Andalucía. The property is offered for short-term holiday lets only and is not available for permanent or long-term residential use.
3. Bookings and Reservations
Booking confirmation: A booking is confirmed only when you receive written confirmation from us (by email) and any required deposit or payment has been received.
Accuracy of information: You are responsible for ensuring all details provided at the time of booking are accurate, including guest names, contact details, and the number of guests.
Maximum occupancy: The maximum number of guests is specified in the property listing. Exceeding this number without prior agreement may result in cancellation of your booking.
Minimum age: The lead guest making the booking must be at least 18 years of age.
4. Prices and Payment
Currency: All prices are quoted in Euros (€) unless otherwise stated.
What is included: The rental price includes accommodation, utilities (water, electricity, Wi-Fi), bed linen, and towels as described in the listing.
Additional charges: A cleaning fee may apply and will be clearly stated at the time of booking. Any additional services requested during your stay may incur extra charges.
Payment terms: Payment terms and accepted methods are confirmed at the time of booking. For direct bookings, we may require a deposit to secure your reservation, with the balance due before arrival.
5. Cancellation Policy
Guest cancellations: Our cancellation policy is communicated at the time of booking. Cancellation terms may vary depending on the booking platform used (e.g. Airbnb) or whether you book directly with us.
Our right to cancel: We reserve the right to cancel a booking in exceptional circumstances (force majeure, essential maintenance, or safety concerns). In such cases, we will offer alternative dates or a full refund.
Refunds: Where a refund is due, it will be processed within 14 days using the original payment method.
6. Check-in and Check-out
Check-in: From 4:00 pm (16:00) unless otherwise agreed.
Check-out: By 10:00 am (10:00) unless otherwise agreed.
Guest registration: Under Spanish law (Royal Decree 933/2021), all guests aged 14 and over must provide valid identification (passport or national ID) upon arrival for mandatory police registration. This is a legal requirement and not optional.
Key collection: Arrangements for key collection or self-check-in will be communicated before your arrival.
7. Guest Responsibilities
During your stay, you agree to:
Treat the property and its contents with reasonable care. Respect the neighbours and maintain noise at considerate levels, particularly between 11:00 pm and 8:00 am. Not exceed the agreed number of guests. Not use the property for any commercial purpose, party, or event without prior written consent. Not smoke inside the apartment. Report any damage, breakage, or malfunction promptly. Leave the property in a reasonably tidy condition at check-out. Comply with the house rules provided at check-in.
8. Damage and Security Deposit
A security deposit may be required and will be communicated at the time of booking. The deposit will be returned within 7 days of check-out, less any deductions for damage beyond normal wear and tear, excessive cleaning required, missing items, or breach of these terms. We will provide evidence and an itemised account of any deductions.
9. Liability
Our liability: We take reasonable steps to ensure the property is safe, clean, and as described. However, we are not liable for minor variations from descriptions or photographs, temporary interruptions to utilities or services beyond our control, loss or damage to your personal belongings, or any injury resulting from misuse of the property or its facilities.
Force majeure: We are not liable for failure to perform our obligations due to circumstances beyond our reasonable control, including natural disasters, pandemics, government actions, or transport disruptions.
Your liability: You are liable for any damage caused to the property or its contents by you or members of your party during your stay.
10. Insurance
We recommend that all guests take out comprehensive travel insurance covering cancellation, personal belongings, medical expenses, and liability. Our property insurance does not cover your personal possessions.
11. Complaints
If something is not right during your stay, please contact us immediately so we can resolve it. Many issues can be fixed quickly if reported promptly. Post-stay complaints should be submitted in writing within 14 days of check-out to hello@visitestepona.info.
As a licensed tourist accommodation in Andalucía, we maintain a complaints book (Hojas de Reclamaciones) as required by Spanish consumer protection law.
12. Intellectual Property
All content on this website — including text, photographs, design, and logos — is owned by or licensed to Estepona Life & Stay and is protected by copyright. You may not reproduce, distribute, or use any content without our prior written permission.
13. Website Use
This website is provided for informational purposes and to facilitate bookings. We make reasonable efforts to ensure accuracy but do not guarantee that all information is complete or current. Links to third-party websites are provided for convenience and do not imply endorsement.
14. Governing Law
These terms are governed by Spanish law. Any disputes arising from these terms or your booking shall be subject to the exclusive jurisdiction of the courts of Málaga, Spain, without prejudice to any mandatory consumer protection rights in your country of residence.
